In the case of legal persons, and specifically in the case of commercial companies:

Identification document of the legal representatives of the company that will be granted on behalf of the company (citizen card or identity card, tax taxpayer).
Land Registry Certificate or access code to the Permanent Land Certificate issued less than six months ago by the competent Land Registry Office. This document will contain the description of the building and its registration in the name of the seller, and allows you to check if there are any encumbrances or charges registered on the property and that must be cancelled by the date of the deed, such as mortgages, pledges, Easements.
Land registry, issued or updated less than a year ago by the Tax Office of the area of the property or obtained via the Internet by the owner of the property, this document allows you to check if the property is registered in the name of the owner, its areas, composition, boundaries and taxable patrimonial value (tax value of the property after valuation carried out by the Tax Office)
License of use, issued by the City Council of the area of the property (in certain specific situations, the license of use may be replaced by the construction license or even waived, in the case of a property built before 7 August 1951 – that is, before the entry into force of the General Regime of Buildings and Constructions, or in the case of the property having a matrix registration (at the Tax Office) in 1937. This document allows you to verify that the property is duly licensed by the competent authority for housing, commerce or services.
Certificate issued by the City Council of the area of the property, proving the provisional receipt of the urbanization works or proof of the provision of a sufficient security deposit to guarantee the completion of the urbanization works (only when the first transfer of real estate is at stake). lots or autonomous fractions of such properties);
Housing Technical File (only in the case of purchase of residential properties whose application for the issuance of a license of use has been submitted after March 30, 2004);
Documents proving the waiver of the respective preemptive rights, issued by the City Council and/or by IGESPAR - Institute of Archaeological and Architectural Heritage (only in cases where the law grants these preemptive rights to said entities) or of the adjoining ones in the case of a Rustic building.
